Bengaluru: In a significant move, the Karnataka government has granted an exemption from the mandatory requirement of obtaining an Occupancy Certificate (OC) for residential buildings constructed on plots up to 1,200 square feet within the jurisdiction of the five Municipal Corporations under the Greater Bengaluru Authority (GBA).
This new order specifically applies to residential constructions that are either Ground plus two floors (G+2) or Stilt plus three floors (S+3) built on plots measuring up to 1,200 square feet. This decision means that owners of these smaller residential properties within the GBA limits will no longer need to procure an Occupancy Certificate. The exemption has been issued under Section 241(7) of the Greater Bengaluru Authority Act, 2024. The official order was released vide Order Number: UDD 334 MNJ 2025, dated October 13, 2025, following the resolution of Cabinet Meeting Case No. C.857/2025.
